What is an investment mortgage?
With an investment mortgage you pay interest on your mortgage every month, but you do not repay the principal directly. Instead, you save or invest money yourself in order to repay the mortgage in one go at the end of the term. You build up capital through investments rather than repaying month by month.
How does it work?
You deposit a monthly amount into an investment account or life insurance policy. That money is invested in shares or bonds, for example. The aim is for the value of your investments at the end of the term to be high enough to repay your mortgage in one go.
Two variants
1. Direct investment in funds
You invest directly in investment funds. A term life insurance policy is often required in this case.
2. Investing through life insurance
You invest through a life insurance policy. This pays out on death or at the end of the term.
Please note
You only know how much capital you have built up at the very end. If it is not enough, you are left with a residual debt.
Freedom and risk
With an investment mortgage, you decide to a large extent how much you contribute and where it is invested. If the investments perform well, this can yield a lot. But investing is not without risk: it can also disappoint. In that case you run the risk of having built up too little to repay your mortgage.
