You are welcome at our office in The Hague. Would you prefer an appointment at your home? We are happy to arrange that. Many clients in the Hague region, in places such as Voorburg, Leidschendam, Zoetermeer, Delft and Wassenaar, have already taken out an investment mortgage through DGA.

What is an investment mortgage?

With an investment mortgage you pay interest on your mortgage every month, but you do not repay the principal directly. Instead, you save or invest money yourself in order to repay the mortgage in one go at the end of the term. You build up capital through investments rather than repaying month by month.

How does it work?

You deposit a monthly amount into an investment account or life insurance policy. That money is invested in shares or bonds, for example. The aim is for the value of your investments at the end of the term to be high enough to repay your mortgage in one go.

Two variants

1. Direct investment in funds

You invest directly in investment funds. A term life insurance policy is often required in this case.

2. Investing through life insurance

You invest through a life insurance policy. This pays out on death or at the end of the term.

Please note

You only know how much capital you have built up at the very end. If it is not enough, you are left with a residual debt.

Freedom and risk

With an investment mortgage, you decide to a large extent how much you contribute and where it is invested. If the investments perform well, this can yield a lot. But investing is not without risk: it can also disappoint. In that case you run the risk of having built up too little to repay your mortgage.

Frequently asked questions

What happens if my investments disappoint?
If your investments yield less than expected, you will be left with a residual debt. This means that at the end of the term you have not built up enough to repay your mortgage in full. It is important to weigh this risk.
Can I switch to another mortgage type during the term?
Yes, in many cases it is possible to convert your investment mortgage. This depends on your insurer and the terms of your mortgage. Our advisors can investigate this for you.
Is the interest deductible with an investment mortgage?
Yes, in principle the interest you pay on your mortgage is deductible. The exact rules depend on when you took out the mortgage and on your personal situation.
What is the difference between direct investing and investing through a life insurance policy?
With direct investing you choose investment funds yourself. With investing through a life insurance policy there is built-in life cover, but you often pay higher costs.
How do I decide how much to contribute each month?
That depends on the size of your mortgage, the term and the expected return. Our advisors are happy to make a personalised calculation for you.
